Welcome to the City of Kansas City, Missouri’s land, permitting, inspections
and request for service database access - KivaNet. KIVA - the word has origins in the Pueblo culture and means a coming together
for a community benefit. KivaNet implementation in Kansas City is no exception! KivaNet is a coming together of
private and public interest to share information, which better serves our community. KivaNet will provide access
to the City's Land Information System that is the basis of all land development processes, construction permitting,
inspections, request for services, and related applications and processes administered by the City. KivaNet
allows online access to the single database shared by all City departments in their daily operations. This page
is designed to inform users as to the use of the system and current status of the development and implementation
of KivaNet.

Permit Types and Descriptions
KivaNet User Guide
Looking up information
You begin by selecting the database module that you are going to use
to query for the information you are looking up. Currently, these include the Land Information System, Permitting
System and Request For Service System. The Land Information System will display property information and includes
a link to Permits that have been issued related to the property. From the Permitting System, you are also able
to access the related land information for the property related to the permit being viewed. The links in the page
header will provide the access. No login is required for view only access.
The Request For Service System is utilized by all City departments and
the 3-1-1 Action Center for monitoring the status of complaints and requests for enforcement of the various ordinances
of the City.
Query functions
In all modules, the user has the ability to use wild cards (‘%’ or ‘_’)
to increase the success rate for the query. When the query returns more than 20 items, there is a ‘next button’
to view the remainder of the list. On selected queries, the user has the ability to reorder the list in descending
or ascending order based on the selected columns by clicking on the column heading.
A navigational bar at the top of form allows the user to move between
modules and menus.
A logon is not required to view. For those with update abilities, the
system will sign them off within 24 hours if they close the browser before signing off. It will retain the logon
status until that time even though the user closes the browser and then reconnects to the web site at a later time.
Land Information System
KivaNet provides access to the Land Information System including:
- Parcel addresses
- Parcel identification numbers
- Property ownership
- Legal descriptions
- Parcel flags, including Historic District identifiers
- Zoning
- Flood zones
- Seismic zones
- Link to permits
- Link to dynamic maps.
The Land Information System also includes access to Geocodes, as applicable,
including:
- Link to Mayor’s Office Neighborhood Advocacy Office
- Side of Missouri River indicators
- Neighborhood Preservation areas
- Environmental management areas
- City Council district
- ZIP code
- School district
- Planned Industrial Expansion
- Empowerment zone
- Trafficway districts
- Regular trash pickup day
- Bulky item pickup day
- Census tracts and blocks
- Park district
- 353 redevelopment districts
- Cleansweep zones
- And much more.
In the Land Information System, the user can execute the following queries:
- Address
- Property owner
- County Parcel Identification Number
- City Parcel Identification Number
- Subdivision.
Dynamic maps
KivaNet provides access to dynamic neighborhood maps through the Land
Information System. From the Parcel Summary form or the Permit Summary form, a link titled Go to GIS Map is provided.
Use of a map viewer is required and a link to the Autodesk MapGuide download site is provided from the map page.
Download is estimated to take 10-12 minutes over a normal modem connection. Once the download is complete, future
map viewing is possible in a matter of seconds. The maps provided include:

Permitting system
Permitting includes approval processes and applications administered
by the City as described by permit type at the top of this document. The Permitting System includes:
- Permit type and number
- Permit type description
- Permit issued, entered and completed dates
- Permit addresses, as applicable
- Scope of permit
- Applicant information
- Contact information
- Permit owner information
- Professional information
- Structural classification, as applicable to building permits
- Quantity groups and quantity detail codes
- Conditions of approval
- Inspection history, corrections and comments
- Activities (Clearance Checklist)
- Permit flags
- Project flags
- Parcel flags

In the Permitting System, the user can execute the following queries:

The information displayed in this system is accessed from the public
records of the City of Kansas City, Mo.
